Seth Harry and Associates, Inc. was asked, by the Planning Director for Metro Nashville, to assist a local developer in generating a plan for a rural area close to downtown Nashville, whose development potential would be dramatically impacted by a proposed new bridge crossing the Cumberland River, in anticipation of community concern over the fate of the property.
The resulting plan envisioned a series of discreet hamlets and villages, sensitively sited with respect to view-sheds and topography. Working within the developer’s pre-stated entitlement objectives with regard to overall unit count, SHA was able to meet those objectives, through the thoughtful deployment of building types, to both raise the overall yield while reinforcing the traditional patterns of rural settlements.
Critical aspects of the plan included habitat corridor preservation, protection of critical watersheds and steep slopes, and point-source storm water management and comprehensive SWM best-practices techniques.
