               Upstate, NY  
        This project represents a proposed alternative cluster-development  scenario for a large parcel currently zoned for low-density, large-lot  single-family residential development located on the periphery of a mid-sized  City in upstate New York.   
        The intent behind the proposal is to provide a range of much  needed market-rate housing types, in a community format which preserves a much  greater percentage of open space and natural habitat, including critical stream  buffers, and existing agricultural land-use, more consistent with traditional rural  settlement patterns, including open pasture and horse paddocks, as well as mature  tree stands and walking and biking trails connecting to the larger regional  network. 
        The development is centered around a small inn, containing a  small restaurant or tavern, limited overnight lodging, and modest event  facilities, as an amenity and gathering spot for on-site residents and those in  the immediate area.  The project also  includes a small mixed-use grouping along an abutting rural highway, providing  additional goods and services to the larger community.
