SUBURBAN ARTERIAL INTERESECTION RETROFIT

Lee County, FL

Seth Harry and Associates, Inc., working with a team of consultants assisting Lee County, Florida, in updating their comprehensive plan using a prototypical “place-based” planning model, produced an illustrative build-out scenario for a typical suburban arterial intersection, with strip shopping centers at each corner, to transform into a mixed-use, walkable, transit-ready neighborhood center.

The phasing diagrams demonstrate a proposed incremental build-out, over time, of a typical intersection. Phase 1 shows the introduction of a secondary street network that links the newly defined centers of each site. In Phase 2, the arterial streets are defined by buildings that enclose parking lots, and parking decks are introduced. Finally, Phase 3 shows the retrofit of the existing arterial into a walkable boulevard with a roundabout to slow traffic.
